On a spectacular 2.2-acre peninsular site surrounded by the West Falmouth Harbor on Cape Cod, the proposed design rises from the footprint of the existing beach house that is deemed vulnerable to hurricane-driven floodwaters by FEMA and must therefore by razed and replaced in order to qualify for flood insurance and peace of mind. The existing basement is backfilled and walls below first floor level must "break away" to allow free passage of floodwaters. All utilities must be located above the first floor level.
The replacement house conforms to the 35-ft height limit, but triples the enclosed floor area of the existing house, arrayed on four levels, Its design is intended to conform to the historic Cape Cod vernacular with a gabled, dormered roof, a covered veranda, weathered cedar shingles, and white trim while incorporating 21st-century amenities such as an open kitchen-dining-living room ensuite bathrooms, and energy-efficient and sustainable "green" design.
